Terracotta is a raw, highly porous material made from natural clay, which means it can easily absorb moisture, stains, and dirt if left untreated. Â Due to their extreme porosity, terracotta tiles must be thoroughly sealed using high-quality products. We recommend the following modern sealing method:
- Efflorescence treatment (If needed):
During installation, salts and minerals within the terracotta may migrate to the surface, a process known as efflorescence. If this occurs, it should be treated using a diluted solution of Fila Deterdek Pro before sealing. - Pre-grouting seal:
Once the tiles are fixed, they must be clean and completely dry. Apply 1–2 coats of Fila MP90 Eco Xtreme using a sponge or clean flat brush before grouting. This step prevents grout stains and pigment absorption. - Post-grouting seal:
After grouting and thoroughly cleaning off any grout residue, allow the tiles and joints to fully dry, then apply 1–2 additional coats of Fila MP90 Eco Xtreme for enhanced protection. - Surface finish:
Once the base sealing is complete and fully dry, apply 2 coats of a liquid surface wax, choose from:- Fila Matt for a natural matt finish
- Fila Satin for a subtle sheen (most popular)
- Fila Long Life for a glossy, durable finish

- Orders are typically delivered within 3-5 working days, with delivery date and costs confirmed at checkout.
- Most deliveries take place between 8:00 am and 5:30 pm, Monday to Friday, excluding Bank Holidays.
- Delivery charges depend on the size and weight of your order and are shown separately from product prices to keep our tiles competitively priced.
- Palletised deliveries to most England and Wales postcodes are between £54 – £66 per pallet (including VAT) depending on weight but this does exclude certain postcodes.
- Parcel delivery charges (UK mainland only, including VAT):
Up to 5kg – £4.94 | Up to 10kg – £7.94 | Up to 20kg – £9.95 - A.M. deliveries (8:00 am–1:00 pm) are available for an additional £18 + VAT, subject to area.
- Most orders are despatched at least 48 hours before the scheduled delivery date, so we may be unable to make changes or cancel an order once it has entered this process.
Further information
- Someone must be available to accept, sign for, and safely store the goods, which the driver will place at the nearest accessible point, such as the driveway or kerbside.
- Special orders, slabs, large-format tiles, some bathware, and sizeable orders are usually delivered using specialist off-load vehicles, which may increase delivery times.
- UK Mainland deliveries exclude the Republic of Ireland, Northern Ireland, Channel Islands, and the Scottish Highlands, please contact our Sales Team for these areas.
- For overseas orders, email enquiries to exports@mandarinstone.com.

- We’re unable to accept returns on used products, fixing materials, goods purchased over 30 days ago, bespoke or special order items, end-of-line products, or damaged goods not reported within the required timescales.
- Goods must be returned within 7 days of receiving authorisation.
- Return address: Mandarin Stone, Unit 1 Wonastow Road Industrial Estate, Monmouth, NP25 5JB.
- All returns must be scheduled in advance and made between 8:30 AM and 4:00 PM, Monday to Friday.
- Please clearly mark the returns number on all packages, boxes, crates, and pallets.
- Tiles are fragile, so please ensure packaging is secure; refunds will not be issued if items or packaging are returned in unsaleable condition.
- Refunds for resalable goods will be processed within 10 days, minus a 20% restocking fee.
